In a major step toward transforming Bhubaneswar’s peripheral zones into modern urban hubs, the Bhubaneswar Development Authority (BDA) has unveiled plans for a state-of-the-art community market and residential complex in Ghatikia, a fast-developing area near the Khandagiri-Khordha corridor.
This ambitious project, inspired by successful models from other states, particularly Telangana’s Gajwel market, seeks to address the infrastructural and commercial needs of newly emerging neighbourhoods in the state capital.
🏗️ Project Overview: A Vision for Modern Bhubaneswar
Spread over 2.79 acres, the proposed development will feature:
- A three-storey, air-conditioned community market
- Around 220 retail units, each with a minimum internal area of 150 square metres
- Wide circulation passages, dedicated staircases, storage spaces, and toilet facilities
To cater to Bhubaneswar’s culturally diverse population, the market will include separate zones for vegetarian and non-vegetarian goods.
🛒 Inspired by Telangana’s Gajwel Market
Drawing inspiration from the successful Gajwel market model in Telangana, the BDA’s blueprint includes:
- 60% of the built-up area allocated to dedicated parking
- A first basement level reserved for primary parking
- Separate entry and exit points for the market and the residential block to ensure a smooth flow of people and vehicles
- An emphasis on natural lighting and ventilation through high ceilings and well-ventilated architecture
Tenders for the project have been floated under the Public-Private Partnership (PPP) model, with award finalisation expected by end of April.

Once considered on the city’s outskirts, Ghatikia has undergone rapid transformation, emerging as a promising hub for real estate, institutions, and residential growth.
